Showing 1–12 of 129 villas · or let us shortlist for you
These are the villas we suggest when the house matters as much as where it is. There are 129 luxury villas on the list at the moment. Nearly all of them are in and around Kalkan and a few are further along the coast in Kaş. Sizes run across 1–7 bedrooms, so small villas for two sit alongside big houses for families and groups of friends.
Space and light come first. Interiors are finished to a high standard, the outdoor areas are generous and well planned, and en suite bathrooms are the norm. All but one of the villas has an outdoor pool.
The everyday things are covered as well. Every villa has air conditioning, a dishwasher and a barbecue, and almost all have a washing machine, satellite TV and parking. About half have an indoor jacuzzi, and table tennis turns up in roughly half of them too. When you compare villas it is worth looking at the layout and the outdoor space as well as the bedroom count. A villa with plenty of terrace and shade around the pool makes a real difference in the hotter months.
Kalamar has the largest share, followed by Ortaalan and Kiziltas, then Kordere and the central part of Kalkan. Smaller numbers are spread around Akbel, Komurluk, Kisla and Ulugol. Most of these neighbourhoods are on the hillsides around the bay, which is why almost every villa here has a sea view.
Around half of the villas are within 1 km of the sea and the closest are only about 100 metres away. Others sit higher up or in quieter spots, up to roughly 7 km out. About a third are within 1 km of the town centre, so the old town, harbour and restaurants are a short walk or taxi ride away. And for longer days out, Patara beach and Kaş are both easy to reach from Kalkan.
Capacity runs from 2–14 guests. The larger villas suit families travelling together or groups who want a shared pool and their own bedrooms. Couples tend to go for the one and two bedroom villas, many of which are among the more secluded ones. Weekly prices start from £735 and rise with size, season and location. Villas close to the centre and the larger hillside houses with wide sea views are usually at the top end.
Almost every villa on this page has an outdoor pool, usually set on a terrace with sun loungers and views over the bay or the hills.
Kalamar has the largest share, followed by Ortaalan and Kiziltas. There are also luxury villas in Kordere, the town centre, Akbel, Kisla, Komurluk and Ulugol, plus a few near Kaş.
It varies. Some are around 100 metres from the sea and a good number are within a kilometre, while others sit higher up the hillside, up to about 7 km away, with wider views.
Many of the villas are within a kilometre of the centre, so walking into the old town for dinner is easy from those. The villas further out are around 10 km away at most, so a car is handy there.
Yes. The biggest villas have up to 7 bedrooms and sleep up to 14 guests, which suits extended families or several couples travelling together.
There are one and two bedroom villas for 2 to 4 guests, and some of them are in quieter, more secluded spots that couples and honeymooners like.
A good number are also part of the heated pool selection, and around half have an indoor jacuzzi. Check the individual villa details to see which features each one has.
Every villa has air conditioning and a BBQ, and nearly all have a dishwasher, washing machine, microwave, satellite TV and parking. WiFi is listed for most of them.
Yes, almost all of them. Most are on the hillsides around Kalkan bay, so the terraces and pool areas usually look out over the water.
A few of the luxury villas are in Kaş, and the rest are in and around Kalkan. Kaş is a short drive along the coast, so it is easy to visit whichever town you stay in.
Weekly prices start from £735 and go up to £14,910 for the largest villas in peak season. The price depends on size, location and the time of year.
There are currently 39 luxury villas in Kalamar, the largest number of any area. Ortaalan and Kiziltas have the next largest choice.
